The Perdue Plant in Monterey has sold to a developer. Here are 5 things you need to know about the sale.

1. Nothing is known about what business is filling the space.

The company that will take over the property of the old Perdue Farms poultry plant, which announced its intent to close the production facility in Monterey March 28, 2025, is anybody’s guess.

According to official sources, they are keeping everything involved with the situation close to the vest, and no official announcement has been made on who will fill those shoes.

2. An LLC has purchased the plant.

There is, however, something we can cling to. The name of the entity that has purchased the plant is 2300 Industrial Drive LLC. It spent approximately $7,375,000. But, the actual tenants? Check back for details as they become available.

3. The sale comes at a time of change for Monterey’s industrial infrastructure.

Earlier this month, ERP Holdings purchased the site with the intention of developing a new industrial park with “green industry tenants.” Is this transaction the first step in building the park? We will have to wait and see, but we do know that one of the nation’s largest full-service chicken processors, Gold Creek Foods (GCF), is one of several in the market for the plant. GCF began as a dream of Mark Sosebee, who founded Agora Foods (Agora) in 2000. Agora would soon become Gold Creek Distributors, LLC (GCD), a company specializing in trading, marketing and distributing frozen poultry. GCD then transformed into Gold Creek Foods, LLC in 2004.

4. The Industrial Complex is to be named The Summit Industrial Park.

It will be located on 27-acres on Highway 70 east of exit 301, just off Highway 40. The park will offer spaces of 10,000 square feet to 40,000 square feet. Clint Stephens, a partner in ERP holdings, has said the goal is to build a green industrial space. The first building planned is Stephens Seed and Supply.

5. Completion date is a few years away.

The planned completion date for the park is the fall of 2028. Stephens said the town of Monterey has been cooperative, according to reports. That cooperation has helped expedite the process. Monterey reportedly ran a water line to the site a year ago and is funding a sewer extension, according to Monterey Mayor Alex Garcia.
