In Cookeville, the Median sold price of a home is $330,248 (189 sq. feet) based on all homes sold in the last 12 months, according to the trends of Rockethomes.com. The difference from May 2023 is +$25,248 or +8.3%.
According to the report, homes in Cookeville have sold for 8.3% more than they did a year ago, and the median price per square foot was $189 while homes for sale in Cookeville stayed the same year over year at 242, according to the report. In the city, there were 16 two-bedroom homes sold (the same as April), 160 three bedroom homes sold in may (up one from April), 56 four bedroom homes (also up from the 51 in April) and five bedroom home sales decreased from 16 to 10 from April to May (down 37.5%).
“The Cookeville housing inventory by bedroom type for May 2024 compared to the previous month: The inventory of 1-bedroom homes remained the same, 2-bedroom homes remained the same, 3 bedroom homes increased by 0.6%, 4 bedroom homes increased by 9.8%, and 5+ bedroom homes decreased by 37.5%,” according to the report.
The number of homes sold above asking price went from 52 to 67 (+28.8% increase) while 39 homes were sold under asking price, 13 were sold at asking price and 25 were sold over asking price. 58.2% of homes were sold below asking price last month.
“A total of 67 homes were sold or pending in Cookeville in May 2024, up by 28.8% month-over-month,” according to the report. “Of the 67 sold homes, 58% were sold under asking, 19% were sold at asking and 22% were sold over asking.”
